How It Works
The Path to Your New Home
Schedule a Tour
Visit Foster Lofts in person or virtually. Our leasing team will walk you through available residences and answer every question.
Submit Your Application
Complete our simple online application. We require proof of income, a valid ID, and rental history. No application fee.
Application Review
We review applications within 1–2 business days. We conduct a standard credit and background check as part of our process.
Sign Your Lease
Once approved, review and sign your lease digitally. Pay your security deposit and first month's rent to secure your home.
Move In
Pick up your keys and welcome home. Our team is here to make your move-in day as smooth as possible.
Requirements
Qualification Criteria
- Gross monthly income of 2.5× monthly rent
- Credit score of 620 or higher
- No prior evictions
- Positive rental history or references
- Valid government-issued photo ID
- Two most recent pay stubs or proof of income
Co-signers and guarantors are accepted. Please contact our leasing office to discuss your specific situation — we work with applicants on a case-by-case basis.
Fees & Costs
Transparent Pricing
Utilities (electric, gas) are tenant responsibility. Water, sewer, and trash are included in rent.
